Ville 12

Ville 12 is a residential apartment building by Burtville Developments in Masdar City, Abu Dhabi. It stands directly next to Ville 11 on Masdar Boulevard, inside the community for which Masdar City acts as master developer, and it is close to The Green Fingers, GEMS Founders School, Masdar Central Park and Abu Dhabi International Airport. The project brings together 143 apartments in a single building. The bedroom mix has not yet been published, so unit-by-unit details are shared by our sales team on request.

The building is arranged over two basement levels, a ground floor, seven residential floors and a roof level, reaching a height of 30 metres. Ceilings measure 3.6 metres slab to slab, which gives each apartment a generous internal volume. Every apartment includes its own laundry room, and the specification draws on products from Roca, Siemens, THE One, Carrier, Samsung and Caparol. Residents are served by four passenger elevators and one service elevator, and parking is provided underground.

Shared amenities include a shaded swimming pool measuring 10 by 18 metres, a shaded kids' pool, a health club, a roof garden, a BBQ area, a kids' play area, shaded seating and a fountain. For running costs, the brochure gives an estimated service charge of AED 15 to 17 per square foot.

Construction began in August 2024 with Burtplace as main contractor, and the project was 45.6% complete as of 1 September 2026. Handover is scheduled for Q3 2028.
