Ville 11

Ville 11 is a completed residential building by Burtville Developments on Masdar Boulevard in Masdar City, Abu Dhabi. It is a boutique, non-branded building of 111 family apartments arranged over a ground floor, five upper floors and a rooftop terrace. Construction reached 100% and handover began in August 2026, 14 months ahead of the original schedule, so a buyer here is looking at a finished home rather than an off-plan commitment.

The apartments range from two to four bedrooms in several configurations: two-bedroom simplex and duplex units, three-bedroom duplexes and triplexes, and four-bedroom homes. Two-bedroom apartments run from 982 to 1,650 sq ft in total (884 to 973 sq ft internal), two-bedroom duplexes from 1,321 to 2,299 sq ft, the three-bedroom duplex is 1,713 sq ft and the three-bedroom triplexes are 1,812 to 1,909 sq ft. Outdoor areas vary from 76 to 1,041 sq ft depending on the unit, and the brochure's unit layouts give the breakdown for each type.

Shared facilities are kept to a residential scale. There is an 11 m × 20 m swimming pool, a gym and health club, a BBQ area and a children's play area, and the 8,400 sq ft rooftop has a café and terrace. Ville 11 is a boutique, non-branded building and does not carry Bab Al Qasr Hotel privileges; what it offers instead is a quieter, self-contained address within Masdar City.

On location, the building sits on Masdar Boulevard close to GEMS Founders School and Masdar Central Park, with Abu Dhabi International Airport nearby and straightforward access to the highway network. Handover has been under way since August 2026, with units released to their owners after the completion certificate from the Department of Municipalities and Transport.
